The Building Process
Building your new house is a very complex undertaking comprised of many different materials and systems as well as a long, varied list of tradesmen and workers. In order to efficiently coordinate the work, each new home we build goes through a set sequence of tasks and installations. We encourage you to understand the process and watch your new home take shape. We have grouped these tasks so that you may follow the process with a sense of how your new home is being built
The Stages of Construction
Foundation Stage
The following tasks are completed at this state:
- Homesite dug, leveled and property pinned
- Foundation form boards up
- Underground plumbing in place
- Type II and vapor barrier in place
- Pre foundation pour inspection completed
- Foundation poured
- Strip form boards
- Install rain drains and sewer hook-up
- Inspect rain drains and sewer hook-ups
- Back fill the foundation
Framing
The following tasks are completed at this state:
- Exterior walls are in place
- All interior walls/floors are in place
- All roof trusses are in place
Roofing
The following tasks are completed at this state:
- Roof sheeting completed
- Roof nailing completed
- Shingle materials loaded
- Windows installed
- Exterior sheathing installed as required per plan
- Water intrusion inspection completed
Pre-Sheetrock
This is the last stage of “Rough Construction.” The following tasks are completed at this stage before Riverside Homes can start the “Finish Stages” of your new home:
- Exterior finishes will be started (brick, stone or siding).
- Rough plumbing installed
- Rough HVAC installed
- Rough electrical installed
- Rough frame inspections (Municipal inspections, Mechanical, Plumbing, Electrical and Frame Inspections) completed
- Wall Insulation installed and inspected
- Sheetrock delivered
Sheetrock
This is the beginning of your “Finish” stages of construction. The following tasks are completed at this stage:
- Exterior of your home is painted (weather permitting)
- Sheetrock installed throughout your home
- Sheetrock nailing inspection completed
- Ceiling insulation installed
- Sheetrock taped and textured in accordance with the approved home plan
Interior Trim Stage
The following tasks are completed at this stage:
- Exterior doors installed
- Interior door casings and doors installed
- Base molding installed complete
- Staircase railing and balusters installed
Painting, Cabinets and Countertops
The following tasks are completed at this stage:
- Interior painting applied
- Cabinets installed
- All countertops intalled
- Mirror and shower enclosures installed
Flooring
The following tasks are completed at this stage:
- Finish electrical installed and operationally tested
- Finish plumbing installed and operationally tested
- Finish HVAC installed and operationally tested
- All flooring installed
- Appliances installed
- “Flat Work” (sidewalks, patios and driveways) are formed up and the concrete is poured
- Outside landscaping is completed (weather permitting)
- Decks are built and installed
- Final inspections are completed
- Final clean and all pick-up completed
Quality Assurance
Before Riverside Homes can present your home to you, it must first pass our internal quality assurance inspection. The following tasks are complete:
- All contract items are installed per your construction order
- Internal Quality Assurance Inspection completed
- All items on the inspection report have been completed, re-inspected and the home has been approved for customer presentation
Your home is now complete!
Buyer Acceptance
Our team will now present your new home. During the walk thru presentation, you will have a demonstration of all your new home features. You will have an opportunity to express any concerns and request corrections prior to closing on any item with which you are not fully satisfied.
